WHAT IS AN APPRAISAL?
In very simple terms, a real estate appraisal is an estimate of value. The reason a real estate appraisal is defined as an estimate of value is because the appraiser is neither fixing a value, nor giving a statement of value. A real estate appraisal is simply the opinion of one person. This opinion in most cases, is to estimate the market value of the property. Market value is best described as the most probable selling price of a piece of property in a competitive and open market.

WHAT ARE SOME USES OF AN APPRAISAL?
A buyer needs an appraisal to obtain financing through a lending institution. The lender needs to know the value of the property in order to complete the loan application process. The lender determines the loan amount, in part, by considering the selling price or the appraised value of the property, whichever is lower. This is known as the loan-to-value ratio. Another reason a buyer needs an appraisal is to determine the best selling price for your property.
In addition, a seller needs an appraisal as well. The seller would not benefit by listing the property too high and a seller would never want to make the mistake of listing too low.
